Work starts on £65m Carnatic Park resi
Volume housebuilder Bellway has begun remediation work at the former University of Liverpool student halls of residence site, a 143-home project.
Newcastle-headquartered Bellway has now released the first visuals for its development, off Elmswood Road in Mossley Hill, Liverpool, for which consent was secured last summer.
The university’s former Carnatic Halls site will now host 65 one- and two-bedroom apartments and 78 three, four and five-bedroom homes set among mature trees and landscaped public open green space.
Managing director at Bellway North West, David Williams, said: “We have received huge interest in Carnatic Park and are delighted to finally be able to reveal the new visuals that highlight just how stunning the prestigious development will look once complete.
“We have worked hard to ensure the overall aesthetic of Carnatic Park perfectly complements the existing architectural character of the local area and delivers a superb collection of high quality new build homes with a modern yet timeless appeal.”
The university put the 22-acre Carnatic Halls site, which was in use from 1964 to 2019, up for sale in 2020 as part of a strategy to build more on-campus accommodation and revamp the Greenbank student village.
Existing features to be retained include sandstone and brick boundary walls. The site is located at the intersection of Elmswood Road, North Mossley Hill Road and Rose Lane.
The site will be opened up and made accessible to the general public with the creation of just over 12 acres of designated open space plus walking and cycling routes.
Carnatic Park’s first occupations are expected from spring 2027, with completion forecast for late 2028.


They look like terrible 1980’s pastiche on a prime site in South Liverpool. The lack of ambition is staggering.

Good to see more high end homes in Liverpool, this keeps higher earners and taxpayers in the city …..a great site but must admit the mock Tudor is disappointing

It could have been so much better! Traffic gonna be horrific especially if IM Marsh gets built out. Liverpool City council are very siloed in their planning approach!

Disappointed that these designs seem a bit outdated, something along the lines that the likes of Dan-Wood Homes provide would be more interesting. Nevertheless this location will be well sought after and these homes should be snapped up quickly so near Sefton Park.

When LPA’s push these volume housebuilders to enhance their housetypes, why is there go to approach to whack a load of tudor boarding on the facades?! Is that literally the best they can do? Surely someone in the design team has a bit more imagination than that?! It just shows why people of sick and tired of the same volume housebuilder dross getting ploughed out on site after site across the country. I’d be embarrassed to come up with that nonsense and call it good design.
