Work starts on £3m Rochdale spec shed

Northern Trust has appointed contractor MJ Fellows to build 26,500 sq ft of industrial space at Sandbrook Business Park.

The £3m scheme, drawn up by Northern Trust’s in-house design team, is to add 11 workshop and industrial units, ranging from 550 sq ft to 2,215 sq ft, as well as three hybrid business units.

Two of the hybrid units are to be 3,250 sq ft, while the third, standalone unit is to offer 5,164 sq ft of accommodation.

The scheme is expected to complete next February.

Northern Trust owns Sandbrook Business Park, located off Sandbrook Way opposite the retail park, which currently comprises 18,500 sq ft of offices.

Occupiers at the park include Boulting Environmental Services and Baker Tilly.

Mike Grindrod, director at Northern Trust, said: “Over the last 12 months we have seen strong demand for our industrial accommodation with record low void levels across the portfolio, which has underlined our commitment to expand the portfolio through new acquisitions and development.

Northern Trust’s commercial portfolio extends to more than 8m sq ft across more than 4,000 units nationally.

Sandbrook Business Park is managed by Northern Trust’s in house managing agents, Whittle Jones.
