Work begins on 103,000 sq ft North Wales industrial
McLaren Construction has started building two speculative sheds for Columbia Threadneedle within Zone 2 of Deeside Industrial Park.
DEESIDE63 will offer 63,205 sq ft on 3.55 acres, while DEESIDE40 will provide an additional 39,762 sq ft on two acres.
Both units are part of Zone 2, a 105-acre chunk of Deeside Industrial Park providing 850,000 sq ft of fully let logistics space.
Designed by Fletcher Rae Architects, the two, single-storey warehouses will be built to net zero carbon and target a BREEAM Very Good rating, according to the developer.
Practical completion of the units is due in the fourth quarter of 2022.
Legat Owen and B8 Real Estate are the agents for the units.
Mark Diaper, director at Legat Owen, said: “We have advised on Zone 2 for the past three decades and have subsequently accrued an intrinsic knowledge of the business economy here, having secured many of the lettings.
“The market requirements are showing strong demand for modern, highly specified and sustainable space including and DEEESIDE40/63 will certainly meet that need.”
Alex Perratt, surveyor at B8RE, added: “We are fully let on the existing built estate, which has given the client the confidence to provide much needed industrial/warehouse space.
“The units are being built with sustainability at the heart of the design and will include solar panels and EV charging, futureproofing the units for tenant occupation.”
