Winnington Business Park set for CWAC consent

Acting for Pro Investments, DPP Planning is on the brink of securing outline planning permission for a mixed-use development close to Northwich.

The proposals for the Winnington Business Park site include 63,000 sq ft of commercial space – light industrial units to be developed in terraces – along with 160 homes, 11,620 sq ft of retail and a family-type pub restaurant.

Comprising 18 acres of brownfield land, the site is currently occupied by an industrial unit and lorry parking. Only two businesses are in occupation, taking up 24% of the space.

The officers’ report states that over two years to July 2017, 19 enquiries for space at the site were registered, with the unsuitability of the site for modern uses being cited in most cases for no deals being agreed.

The site sits within the Winnington Urban Village extension, a part of the Northwich area that was formerly industrial but has gradually seen sites taken up by residential development. A former Weir engineering site close by has now been taken up by 153 houses, in one example.

The proposal designed by architect Saunders is for the residential part of this scheme to join up with existing residential at one end of the site, with the employment space being closer to industrial areas at the other end. As far as the retail is concerned, DPP’s planning submission stated that a convenience store is envisaged, along with neighbourhood uses such as a nursery and health facilities.

The project will be considered by Cheshire West & Chester’s planning committee next week. Pro Investments is part of FI Real Estate Management.

What Winnington Urban Village really needs is a primary school a GP. And pedestrain access through to Moss Farm Leisure complex.
I used to live in the area and would never dream of living in this village with no real family amenities. It as bleak as modern brown filed development gets as it is currently.
Pockets of housing development with the urban planning awful. No good S106 results. Incrementally each getting out of school provision, Not to mention the ridiculous pressure now put on to the one-way Winnington swing bridge on the A533. CWAC to blame, letting developers getting away with it.

Totally agree Cheshire west and Chester council are considered by Northwich residents as the worse council in the country! what they have done to Northwich is a disgrace! It’s about time the government stepped in and got involved!
time and time again they have gone against public opinion and ultimately left the town with many disasters.
