Warrington gives go-ahead to 100,000 sq ft industrial

Network Space Developments has secured approval for outline plans to redevelop the former Cadent site off Winwick Road.

Network Space wants to build 100,000 sq ft of industrial accommodation on the site, with a final configuration of units to be determined at a later date.

Joe Burnett, director at Network Space Developments, said: “This is one of the most prominent employment sites in Warrington, with unrivalled access to the M62 and M6 motorway network, while also being close to the town centre and a well-established commercial destination.

“The outline consent provides a flexible framework, allowing us to respond to market demand. We will now consider a range of delivery options, including bringing the scheme forward directly, as well as working with owner occupiers and development partners, to ensure the site is developed in the most appropriate and sustainable way.”

Spawforths, GWB Associates, AEW Architects, Stantec, RPS Group, Pennine Ecology and Richard Eaves advised Network Space on the scheme.

Savills and B8RE have been appointed as joint agents to market the opportunity.

Network Space’s other North West projects include the 206,000 sq ft Broadheath Networkcentre, a 25-unit multi-let industrial estate in south Manchester, which was sold to M7 for £47m a year ago.

Suggest your sort the A49 out then as it’s not fit for purpose with current traffic levels.

Asif the congestion on the A49 wasn’t bad enough. This is an access road for the main emergency services both for the hospital and the motorway, madness !

Warrington will agree to anything……..they don’t care about the constituents standard of living they consistently lower it.
Please send an email to stop the ‘proposed’ huge rail freight terminal alongside Winwick Lane. It will reduce the area to a car park, all minor roads, a roads and the motorways. It is a criminal proposal. Object on the consultation on environmental and transport infrastructure basis please before the 23 Dec

Talk about a disaster in the making , infrastructure round Warrington is shocking and if I were acquiring for logistics I would stay well clear .

For the naysayers, which do you prefer? : a long derelict gasworks site, which is an eyesore, or a development which will bring added employment opportunities to the town. Of course Winwick Road has congestion issues, particularly with the current roadworks, but that’s insufficient reason to just leave this brownfield site as dead land.

Ffs! As if this town isn’t on its knees already with traffic density getting worse and worse. Most days it’s nose to tail every time you venture out!!!!

@Ian Jones your comments are ridiculous there isn’t the infrastructure so yes leave it as is until they sort the roads out.

The Congestion on A49 and access into and out of Dallam and Bewsey Residential Estates has exponentially increased, over last decade. The increased traffic from several new housing estates off Longshaw Street and near Central Station, along with Froghall Lane is beginning to make this area very inaccessible. Along with the fact increase in articulated truck traffic is dangerous. The trucks are using every available road to park up for rest purposes, 3 points turns on Bewsey Road as not familiar with area and using residential areas to bypass the ridiculous traffic in and around this side of Warrington Town. It does not matter what time of day it is. Please acknowledge there needs to be better infrastructure, as previous comment mentioned the A49 and all roads to and from A49 need to be sorted, and upgraded to accommodate the excess traffic and stop industrial traffic from having access to residential estates close by ; before building more warehouses etc.

New developments like this help fund road improvements. How else will the roads get sorted if Councils are skint?
Based on that logic, nothing will ever get built and jobs/investment will go elsewhere.
