Warrington advances latest Birchwood Park development
Plans to build a 1,000-space multi-storey car park to serve businesses at Birchwood Park are set to be signed off by the council, along with an AEW-designed warehouse at Appleton Thorn.
Designed by BDP, the multi-storey car park is planned to replace a surface car park at the business park on a plot between Lovell House and Newton House.
The five-storey building will accommodate up to 1,007 vehicles and is being brought forward by the council, which was bought by Warrington for £200min 2017.
The council’s planning committee is looking to sign off the scheme at a meeting this week, with the project recommended for approval by planning officers. The professional team on the project also includes Warrington Martin; Crookes Walker; Vectos; Turley; and Booth King.
At the same committee, plans for the latest warehouse at Appleton Thorn are also due to be considered, after a decision was previously deferred last month.
Luxembourg-based Powerhouse Propco II is the applicant and is proposing to build the warehouse on a 4.4 acre site accessed off Lynecastle Road.
The previously-developed plot, pictured below, sits next to the 450,000 sq ft Warrington South Distribution Park, which is also owned by the applicant and includes the Hut Group, RJ Edwards, DX Mall, Curries Distribution, and Sheridan among its tenants.
The 50,000 sq ft warehouse, designed by AEW, is to be developed speculatively; this includes 47,000 sq ft of industrial and distribution space along with a 3,330 sq ft office at mezzanine level. B8RE is the agent for Warrington South Distribution Park.
P4 Planning advised on the application, which was deferred at September’s planning committee due to an objection from the local parish council, and for further details to be presented on the visual impact on nearby residential properties.
Like the car park at Birchwood Park, the project has also been recommended for approval, with officers arguing there would be “no significantly harmful impact on the amenities of the adjacent properties”, with planting and a bund proposed to reduce the impact on nearby residents.
A decision on both schemes is due on 8 October.
