Walkden housing set for Council sign-off
Countryside Properties could start work to build 302 homes on the former Eaton Works site in Walkden after Salford Council planners signalled their support the scheme, six weeks after a decision on the project was deferred.
Countryside’s proposals for the 19-acre site off the M61 and 1.3km to the North of Walkden town centre include the demolition of the existing industrial buildings and the construction of 302 homes for a mix of tenures.
Around 50 of these have been allocated as affordable homes, with a further 148 houses brought forward by Countryside’s partner Sigma, which will build the homes for private rent. The remainder will be marketed for sale by Countryside, and the affordable homes will be brought forward by housing association Great Places.
Overall, there will be four one-bed apartments; 85 two-bed homes, including 58 apartments; 166 three-bed houses; and 47 four-beds.
The application was originally recommended for approval, subject to a Section 106 agreement, at Salford’s planning committee in July, but a decision was deferred as discussions were still ongoing as the to the levels of Section 106 contributions from the developers.
The Section 106 agreement is now set to include the provision of 52 affordable homes on the site; £100,000 in highways contributions to be used for junction works at the Bolton Road/A6/Memorial Road signal junction, and junction improvements of pedestrian crossing facilities at the junction of Bolton Road and the New Ellesmere Approach.
Some of this money will also go towards the Walkden Quietways cycle scheme.
Further contributions or clawbacks will go towards open space, education, and public realm, although an exact figure has not yet been set out by planners.
