Wain Homes applies for 75 Cottam residencies
Preston City Council will decide whether to grant the volume housebuilder consent to bring forward the fourth and final phase of the development known as The Paddocks.
Proposals outline a range of terraced, semi-detached, and detached homes across a housing mix of 25 two-, 26 three-, and 24 four-bedroom homes. At least 23 units will be affordable, equating to 30% of the scheme.
Edgeplan submitted the documents for the 8.2-acre site’s development to the city council on Wain Homes’ behalf.
Access to the site would be from the third phase of the Paddocks to the north and off the newly created William Young Way, which is to service the estate.
Plans include the creation of a 1.7-acre ‘green pocket’ for public open space provision.
The application represents phase four of a wider, more than 1,000-home development known as The Paddocks. Wain Homes began on the 480-home third phase of the scheme in March 2022.
Up to 158 car parking spaces are proposed, meaning each household would have at least two spots.
The site is designated under the North West Preston masterplan for a residential development and is surrounded by ongoing housing schemes.
