Wain Estates appeals Sandbach refusal

Cheshire East Council will have to defend its planning committee’s decision to reject plans for 160 homes and a 70-bed care home against professional advice.

Wain Estates has lodged an appeal to the Planning Inspectorate in a bid to overturn the refusal of its proposals for a 42-acre site off Crewe Road in Sandbach.

Cheshire East rejected the proposals in late October due to concerns about “the loss of best and most versatile agricultural land”, access arrangements, and the “urbanising impact” of the proposed country park.

This decision was taken contrary to the officers’ recommendation.

This is not the first time an appeal has been lodged in relation to this site.

In 2016, an appeal made after an outline application for up to 200 homes was dismissed by the secretary of state due to concerns over detrimental effects to the green gap, part of a longer-term Cheshire East spatial strategy.

The refreshed application aims to establish greater community benefits and the retention of large green areas to mitigate the effects on the green gap.

No date has been set for the inquiry, during which Cheshire East will have to overcome its housing land supply position, which is currently below the statutory five years.

We’ve seen enough paperwork to wallpaper the entire housing stock we don’t have. How about a plot twist? Do something. Intervene. Make a decision.
But let’s be real the ending is already written. Cue the dramatic pause… and then the usual response: absolutely nothing. Bravo.

Why are we building another care home when there’s a really big care home being built round the corner in the site of a lovely old pub and doctors appt and health care visits can’t not cope with the people already here in Sandbach
