Wain Estates presses ahead with 1,350-home Sale neighbourhood

Just shy of 150 acres comprising part of the New Carrington allocation is earmarked for redevelopment into homes for around 3,000 people.

Wain Estates has lodged early stage plans outlining its intention to submit an outline application for 1,350 homes on the 146-acre Sale West site.

The site is located east of Manchester United’s training ground, south of the A6114 and west of the existing Sale West settlement.

Wain Estates’ scheme would deliver around 40 homes per hectare and up to 55 per hectare in places. 15% of the homes would be delivered on affordable tenures.

As well as homes, the project would feature a local centre and possibly a primary school.

The development could also bring about upgrades to the area’s green infrastructure, including the mature tree belt along the existing Sale West boundary, according to Emery Planning, which is advising Wain Estates on the proposals. The wider 2,800-acre  New Carrington allocation, as set out in the Greater Manchester joint spatial plan, is earmarked for 5,000 homes and 3.5m sq ft of employment space.

The hard Green Belt boundary finally breached after many years but it seems little regard to what it is next to, without any regeneration benefits to the Sale West Estate. It’s even going to have its own school and local shops. That’s going to be some feat with a main entrance off Carrington Road and the traffic junction.

What puzzles me about development in this area is that the former Shell estate is already there, concreted over, with little to nothing remaining on the land. You can see part of it in the article’s image. Why not build homes there first?

Are they aware they will be building on a very well established flood plain? The houses will be uninsurable and un mortgageable. This area has flooded again the last few weeks- what will happen to the surrounding area?

    Hi Jenny, the site is located in Flood Zone 1, which means a low probability of flooding, according to documents submitted to Trafford Council. They state: The Site is located within Flood Zone 1 (low probability of flooding). There are localised areas across the Site of low, medium and high surface water flood risk, consistent with its relatively flat nature and presence of shallow groundwater table.

That land is always partly flooded even in the summer. Where will they divert that water to. I presume the River Mersey, which can’t come with rising levels now. That area is a peat Moss which sucks up excess water from Sale. That us green belt land. Leave it alone.

Well good luck with building there especially at the back of Firs Way as this is the ground that gets the most water log it’s like ponds and even in summer your feet sink it’s never dry. But never mind all the rain water will probably just flood into the streets plus wouldn’t be surprised if they will be full of damp or sink

You say ‘POSSIBLY’ a primary school. If you applying for planning permission for 1350 homes, are you submitting application for a school? You say a ‘centre’, what do you mean by a ‘centre’? Shops, GP Surgery or something else? We have 2 GP surgeries local to Sale West ( Bodmin Rd and Firsway HC) they have approx 25,000 patients on their books between them already! Most of the local schools are over-prescribed, where would these patients and children go if you don’t get state whether you are applying for planning for these?
