Wain Estates preps next phase at Carrington Village

The firm’s contractor Squibb Group has started demolition of redundant 1950s buildings to make way for 160 homes and 268,000 sq ft of employment space.

The buildings, known as Carrington Business Park, were vacated last year, and the site is now being cleared.

A detailed application for 10 buildings totalling 268,000 sq ft has been submitted for the southern portion of the site, while outline consent is already in place for the northern plot.

Here, Anwyl Homes will deliver 160 homes in a scheme called The Meadow.

Wain Estates development managing director, Jack Brister, said: “We are keen to progress this next phase of the Carrington Village development and are working with our contractors and wider team on demolition and preparatory works.

“We are liaising closely with the council and the parish council to ensure any disruption is kept to a minimum.”

Squibb’s programme includes erecting hoarding and fencing to secure the site, stripping out of all non-structural items within the buildings, demolition of the buildings to ground floor slab level, removal of floor slabs and foundations, and crushing and stockpiling of suitable materials for recycling/reuse in future development.

Brister added: “Part of the contract is ensuring we are a good neighbour. Measures are in place to minimise any disruption to local residents and we aim to recycle and reuse as much material as possible.

“Detailed discussions are ongoing with Trafford Council about this exciting project and we continue to work with them to bring forward these proposals.”

Wain Estates is part of Warrington-based Wain Group, which mostly operates in land promotion and development.

The £270m turnover group celebrated its 50th anniversary in 2022, having been founded in 1972 with the incorporation of William Ainscough Developments.

Originally brought forward under Wain’s previous Himor brand, Carrington Village is to feature more than 600,000 sq ft of employment space and 320 homes, while Carrington Gateway, a 212,000 sq ft industrial scheme, completed in 2020.

The wider New Carrington plan, based around the redevelopment of the former Shell refinery, extends to 2,000 acres, covering 6,000 new homes and 4m sq ft of employment space
