Urbana’s £9m Manchester office retrofit completes
Located on Quay Street and previously home to Direct Line, Quoin provides 54,000 sq ft of workspace.
Urbana Partners acquired the Manchester building for 12.35m from Abrdn in 2022 and has invested £9m upgrading it.
Designed by architect 3DReid, the retrofit project has seen the facade completely overhauled, 54,000 sq ft office space refurbished, a roof terrace added, and ground floor retail/leisure space increased to 7,000 sq ft.
The building has achieved BREEAM Excellent, EPC A, and Wiredscore Platinum accreditations.
Lina Stores, an Italian deli with several sites in London, agreed to take part of the ground floor prior to the completion of the project.
OBI Property has advised Urbana throughout the process and is also retained to find occupiers for Manchester’s newest completed office development. Spacescape was the contractor.

Quoin, which loosely translates as ‘corner stone’, is located at the intersection of Quay Street and Byrom Street on the edge of Spinningfields.
“The combination of location, prominence and amenity has already translated into strong demand and we look forward to announcing the completion of a number of leasing deals shortly,” said Nick Lloyd, director at Urbana Partners.
