United Utilities starts refurbishment of Linley House

Refurbishment and extensive transformation work on Linley House in Dickinson Street, off Portland Street in Manchester, has started by United Utilities Property Solutions.

The in-house property management and development arm of United Utilities Group, are undertaking the project with Buttress Fuller Alsop Williams and Walker Sime acting as the project architect and project manager respectively.

Andrew Timms, partner at Edwards & Co and joint agent on the scheme, said: "With large floorplates of 10,000 sq ft and competitive rental of £17.50/sq ft, Linley House sits well in today's market, where there are companies seeking large floorplates who do not necessarily want to pay Grade A rentals but require a Grade A specification. We are speaking to a number of enquiries in the market."

Two floors have already been let to Electricity North West, while five 10,000 sq ft floors are being released on the market.

Linley House is due to be fully refurbished by mid 2009.

United Utilities has appointed Edwards & Co and Lambert Smith Hampton as letting agents.
