Two buildings sold at former Birthdays base

Acting for Ron Wood Developments, Nolan Redshaw has negotiated the sale of the former Birthdays headquarters in Bury to Bracken House Properties, for around £1m.

The 12,000 sq ft Atrium House, at 574 Manchester Road, housed Wood’s national greeting cards business from its 1990 completion until 2002, since when it has been operated as a multi-let business centre.

Paul Nolan, director of Nolan Redshaw, said: “Atrium House is a very well known building in Bury and I am pleased we have negotiated its sale to another Bury-based business.” Clough & Willis acted on legals for the vendor.

Matthew Settle, managing director of Sterling Properties, a sister business to Bracken House, said: “I am delighted we have bought Atrium House, it’s a building I have known for a very long time. While we have no immediate plans for the building we are considering its longer term future use.” Both Bracken House and Sterling are part of Henry Moser’s group of business interests.

Nolan Redshaw has also acted on the sale of the Card and Party Store at the 574 Manchester Road site.

Accounting for around 47,000 sq ft, the unit, which has around 15,000 sq ft of warehousing at ground floor and a cavernous basement area,was bought by its existing tenant, the Card and Party Store card trade cash and carry, for a sum understood to be around £1.4m.

Wood, who founded what became Birthdays in the 1960s, sold out in 1996, while Birthdays, then based at Dumers Lane, was subsequently acquired by West Coast Capital in 2002 and moved onto Clintons in 2004. The Essex retailer placed Birthdays into administration in 2009.
