Tritax, NPL win consent for up to 238,000 sq ft at Ma6nitude 

Cheshire East Council has given the green light to the next phase of the joint venture’s 2m sq ft industrial development off Pochin Way in Middlewich. 

Magnitude Land LLP, a joint venture between Tritax Symmetry – the development arm of Tritax Big Box – and NPL, the business headed by ex-Pochin directors Jim and Bob Nicholson, has secured consent for two potential schemes – a single-sided 238,000 sq ft facility or a 200,000 sq ft cross-docked unit. 

Submitting two iterations for the same plot is aimed at allowing the developers to be agile in the face of differing occupier demands, according to David Nuttall, development director at Tritax Symmetry. 

“The two options we have obtained planning for at Unit 41 will allow us to respond flexibly to the market and we look forward to bringing forward a unit on this plot promptly,” he said. 

“We have now achieved over 1.75m sq ft of consents at Ma6nitude in the last two years and we are currently on site delivering 350,000 sq ft of new accommodation over three units.” 

Unit 11 and 12 at Ma6nitude, providing 149,000 sq ft and 51,000 sq ft, are currently being constructed by GMI and are due for completion in June this year.  

In addition, Swizzels’ new 158,000 sq ft facility is also under construction and due for completion by the end of 2022. 

The project team for the latest phase of development includes Asteer Planning, Tyler Grange, Aew Architects and SGi Consulting Engineers. 

Joint letting agents for Ma6nitude are Savills, Legat Owen and B8 Real Estate.
