Trammell Crow tables plans for 490,000 sq ft industrial
The developer has submitted a planning application to Rochdale Council for three industrial units on a 28-acre site off Manchester Road in Heywood.
The scheme will see Trammell Crow develop 490,000 sq ft of modern industrial space to replace the outdated facilities that currently occupy the site.
Gerald Eve is advising on planning and Ashton Smith is the architect.
Trammell Crow acquired the site from Telereal Trillium earlier this year, citing the plot’s transport links and proximity to Heywood Distribution Park as reasons for the purchase.
Units one and two would provide 46,000 sq ft and 42,000 sq ft of warehouse accommodation respectively and both would feature 5,200 sq ft of ancillary office space.
The largest unit proposed would provide a 360,000 sq ft warehouse with 38 loading docks, and 25,000 sq ft adjoining office.
Once complete, Trammell Crow’s scheme could create around 595 jobs across and generate £29m a year for the local economy, according to a planning statement by Gerald Eve.
The site is located immediately west next to the 1,500-acre Heyward/Pilsworth Allocation, earmarked for 13m sq ft of employment space and 1,000 homes in the Places for Everyone joint plan.
