Trafford gives green light to 145 homes
YC Property Group’s plans to redevelop two acres on the corner of Ayers Road and Brixham Road have been approved unanimously by councillors.
The scheme, designed by Corstorphine & Wright Architects, will see 123 apartments and 22 terraced houses developed on the site of the former Jesse Oldfield Bakery, a priority area in Trafford for regeneration.
Four blocks containing 59 one- and 64 two-bedroom flats will be built, as well as 14 three-bed and eight four-bed houses.
Balconies will be provided for the apartments, while the terraces will each have gardens.
Around 9,700 sq ft of outdoor communal space will include children’s play areas and 1,200 sq ft of commercial space will be provided in the form of a corner shop.
Of the properties, 37% will be classed as affordable or for shared ownership.
YG Property Group has said all the homes will be held to the highest accessibility standards.
A legal agreement states that YG will be required to contribute more than £318,000 towards affordable housing elsewhere in Trafford, as well as a £220,000 contribution to local secondary school education.
Further smaller pots of £30,000 and £15,000 will go to open space provision and traffic reviews respectively.

Sufficient car parking for each property and more than 120 cycle parking spaces will be delivered.
Cllr Liz Patel, Trafford Council’s executive member for economy and regeneration, said: “We’re pleased to have been able to approve this application to provide much-needed, good-quality housing in a smart, modern development that will be a real benefit to the area.
“This plan fits in with the council’s priority for homes for all.”

Contributions by the developer to other council schemes means the properties cost more thus pushing up houses prices. In reality it will the purchasers of these properties subsidising other housing projects and council housing plans. Well done! Just another pressure on house prices.
