Trafford Council to consider 171-bed hotel resubmission

Westcombe Group’s application seeks approval to demolish an existing office and build a 12-storey hotel and a four-storey aparthotel.

The 171-bed hotel would sit off Chester Road, between Manchester United’s Old Trafford and Old Trafford Cricket Ground, and would be accompanied by a 61-flat aparthotel under the ‘Novotel Living’ brand.

Accor Manchester and its Novotel brand would manage the hotel. Turley is the planning agent for the application.

In total, the build would offer 117,000 sq ft across both buildings on a one-acre site. Approximately 5,600 sq ft of ground floor commercial space would be built.

Designs have been drawn up by Ica, the architect behind The Reach at Piccadilly, Ibis Manchester Airport, and Moxy in Spinningfields. Levitt Bernstein is the landscape designer.

The application submitted to Trafford Council suggests the hotel could create 75 on-site jobs as well as generate an investment value of £37m.

Before the application for a hotel, Trafford Council agreed in 2016 to change the building’s use from offices to 35 apartments, but no action was taken to deliver on the project.

In 2016 the site was assessed for a Hampton by Hilton hotel, a subsequent application was refused, as was a 2020 appeal.

A revised scheme was put forward with the hotel offer changed to Novotel by Accor. However, this application also failed to convince Trafford Council and with no success at appeal.

This latest application has been supported by an Ica redesign, a pre-application agreement, and informal discussions with planning officers in an effort to get it over the line.

Those that have contributed to the scheme include Abricon, Hilson Moran, Arbtech, SRL, RPS Group, Curtins, Millar Goodall, WSP, SK Transport, Hawthorn, and Hollis.

Building looks nice, but removing the shops there isn’t a good idea, especially for match days

@millenial 8, what shops? It’s on the site of the office block across the road from the shops/chippies.

Decent-looking scheme, but so was the last one and it was knocked back largely on height given the 2-storey houses immediately behind and next to it, and objections from nearby apartments.
Hard to see what’s really changed here, given informal discussions with planners often don’t help much once the Trafford Planning Committee gets involved.

There’s only really a Halfords autocentre, and I’d argue that’s in the wrong place for such a business – it should be near Trafford Park instead.
