Total Developments makes Middlewich start
Work has begun on a seven-unit industrial scheme comprising 147,000 sq ft at the Cheshire location, following a start on 45,052 sq ft at Total Park Widnes.
Main contractor Pioneer Design and Build started work ten weeks ago on the Widnes project, which will see two units of 20,346 sq ft and 24,706 sq ft built.
Total Park Middlewich will comprise units ranging from 18,901 sq ft to 37,415 sq ft.
C4 Architects has designed the schemes. Legat Owen and CBRE are joint letting agents at Middlewich, with Legat Owen working in tandem with LM6 in Widnes.
Both projects were consented last month. Widnes is inked in for practical completion in the second quarter of 2023, with Middlewich following in Q3.
All units will be available on a freehold and leasehold basis. The schemes will incorporate a range of features including large yards and extensive parking. Both projects will target an EPC rating A.
Ed Chantler, director at Total Developments, said: “Both parks are in well-established industrial and distribution locations. The North West is regarded as one of the main advanced manufacturing and automotive hubs with JLR located in Speke and Bentley Motors near to Total Park Middlewich in Crewe, yet there is severe lack of stock; these schemes hope to meet that demand.”
Matt Pochin, director at Legat Owen, added: “Seeing both of these developments get underway is encouraging news for our regional industrial and distribution sector. Many occupiers are looking for their next move for their business and with few options available, some are having to stall or compromise on location or on standard of build.
“These new sites will give businesses the option to relocate to highly-sustainable, brand-new facilities to support their growth now and in the future.”
Total Park Widnes is approximately one mile east of Widnes and links directly to the A562 Fiddlers Ferry Road and A557 Eastern By-Pass. Total Park Middlewich is located three miles from Junction 18 of the M6.
