Torus swaps hotel for resi in Liverpool’s Baltic Triangle 

Proposals for a 93-apartment scheme on Norfolk Street have been tabled after plans from collapsed developer Crossfield for a 200-bedroom hotel on the same site fell by the wayside.  

Torus62 wants to redevelop the former Liver Grease, Oil & Chemical Site in the Baltic Triangle into a 10-storey apartment complex. 

Designed by Studio RBA, the project would provide a mix of one-, two-, and three-bedroom apartments, all available on affordable tenures. 

The homes would be delivered across two blocks separated by a central stair core. 

Anna James, director of development and after care at Torus, said: “We know that high-quality and affordable housing boosts wellbeing and helps our residents feel secure which is why we are investing further in the area.

“In summer 2024, we are scheduled to handover 65 new homes on the site adjacent to Norfolk Street, The Vaults. The future development we have submitted plans for will help us to bolster our delivery of affordable homes locally.”

Torus’s site was previously earmarked for a 202-bedroom hotel under plans put forward by Crossfield. 

However, work never started and Crossfield was liquidated last year. 

To the east of the application site, development is underway on another 10-storey building containing 64 apartments, which is also being delivered by Torus. The affordable housing provider stepped in to self-deliver this project after the original builder Mersey Contractor went bust.

Shame the hotel plan collapsed as it looked good, and another hotel in the Baltic would add to the mix. The Metro Mayor needs to update people on the progress with his Baltic station as we hear nothing even though it’s much needed as a catalyst to further development especially on the Northside of Parliament St where many vacant sites exist even though some have planning permission with nothing happening.
