Tilstone plots Knowsley Business Park expansion

The developer has put forward proposals to add a further 43,250 sq ft over two plots at Knowsley Business park, including employment space and a petrol station.

The expansion is planned over two separate brownfield plots either side of Nexus, a scheme also owned by Tilstone which counts Ascent Transport among its tenants. Together, these add up to around five acres.

Designed by architect Fletcher Rae, the plans include three industrial units off Gellings Road to the east of existing buildings; two of these will be 11,400 sq ft while one will be slightly larger at 12,500 sq ft.

On a site alongside Junction 4 of the M57, west of Nexus, Tilstone is also proposing to build a 5,000 sq ft petrol filling station along with a 2,750 sq ft drive-thru food & beverage unit.

Tilstone has also put forward road improvements as part of the scheme to help with access to the proposed filling station. Plans have now been submitted to Knowsley Council in outline form; the council has not yet set a date to discuss the proposals.

Along with Fletcher Rae, the professional team includes planner Savills; BWB Consulting; Groundtech; and transport consultant CBO.
