Threadneedle looks to expand Blackpool Retail Park
Three years after acquiring the 155,000 sq ft complex from Landsec, Columbia Threadneedle is seeking to add another retailer to its roster.
The investor has applied for permission to construct a 10,000 sq ft unit at Blackpool Retail Park that could house a food store or a bulky goods retailer.
The site earmarked for the store backs onto Squires Gate Lane and was previously used as a garden centre by Homebase, which is no longer at the complex.
No end-user has been selected for the proposed unit. The incoming company would join a tenant line-up that includes Currys/PC World, Aldi, TK Maxx, and Food Warehouse.
Plans for a new store on the site date back to 2007 when LS Retail Warehouses, part of Landsec, secured approval for a 12,500 sq ft unit.
Columbia Threadneedle is working with Savills and Hydrock now Stantec to formulate its plans.

Landsec sold Blackpool Retail Park to Columbia Threadneedle in September 2021. At the same time, the investor/developer offloaded the 120,000 sq ft Derwent Howe Retail Park in Workington to Supermarket Income Reit.
The two assets were sold for a combined £54m. Blackpool Retail Park fetched £23.1m, according to Land Registry.

People love shopping at retail parks don’t they? Clean, secure, easily accessible, free parking and with retailers people want to shop at. The polar opposite of most dreary and boring high streets

Just look at recent stats and research retail parks are still performing and an excellent asset class for investors. For the consumer too they appeal given value brands that account for a significant occupancy in this market.

I recently got a parking fine at this retail park for staying more than 2 hours. Hope the incoming shop knows shoppers may potentially only be in their shop about 10 minutes
