Temple Square office refurb completed

Glenbrook has finished the refurbishment of No.1 Temple Square in Liverpool city centre.

The investor-developer acquired the grade two-listed office building in June this year from MCR, and appointed Aztec Interiors to undertake refurbishment of the 18,800 sq ft multi-let building.

Aztec’s brief included the redesign and refurbishment of the reception and common areas, while externally, the building has been repaired and redecorated ahead of the revamp of Temple Square, which is due to start next year.

Current occupants include Canter Levin Berg and Kirwans, with four remaining suites of circa 2,000 sq ft available. One of the lower ground floor suites is under offer to a café operator and is expected to open in the New Year.

Chris Lloyd, Glenbrook investment director, said: “The continual tightening of the occupational market, thanks to notable lettings at India Buildings and Exchange Station, has meant there are few high-quality schemes currently available.

“Our investment in No.1 forms part of the wider, ongoing improvement of Temple Square and will help further establish the area as prime business destination for the city.”

Sean Collins-Jones of letting agents of Hitchcock Wright & Partners, joint agents for the scheme with Worthington Owen, added: “We anticipate the quality of the refurbishment will widen the appeal of the building to all sectors of occupiers from professional services to new tech companies.”

Quoting rents for offices are £14.50/sq ft. Although Glenbrook’s purchase price was undisclosed, MCR paid around £1.3m for the building in 2015.
