Taylor Wimpey pitches £21.5m Cheshire neighbourhood

The housebuilder has earmarked 17 acres off Chester Road in Tattenhall to bring forward a 110-home “landscaped-led, multi-purpose green edge” to the village, according to planning documents.

Plans submitted by Lichfields to Cheshire West and Chester Council detail a scheme with a £21.5m construction cost, providing homes that range from one-bed walk-up apartments to five-bed houses.

APD has designed the properties, with Stantec on landscaping duties.

Proposals are for a mix of 22 two-, 37 three-, 34 four-, and seven five-bedroom houses. The walk-up apartments comprise the final 10 properties planned.

Taylor Wimpey would provide 30% of the scheme as affordable, equating to 33 homes, which are to be tenure-blind and distributed across a range of house types.

Externally, a community allotment area has also been pitched as part of the scheme’s 7.4 acres of green space.

Pedestrian and cycle lanes to encourage residents to engage with active travel are planned.

A spokesperson for Taylor Wimpey said: “Our proposals have been designed to reflect the character of the surrounding area and provide a sustainable extension to the village.

“If approved, the development will deliver a mix of high-quality homes alongside public open space, new recreational areas, allotments, and financial contributions to local infrastructure and services as part of a planning agreement.”

The housebuilder added a commitment to engaging with the local community as plans for the 110-home project progress.

According to Lichfields, Tattenhall has been identified as a key service area in Cheshire West and Chester’s local plan, which notes the area could accommodate up to 250 homes.

To the south of the application site, also off Chester Road, Millbrook Meadow Developments’ 30-home project is currently under construction. To the site’s north, Gladman’s 115-home scheme has passed through a public consultation.

Taylor Wimpey’s project team includes Oracle, RSK, MD Landscape, IGE Consulting, Rodgers Leask, GHC Heritage, Award Energy, Hepworths, Eddisons, UES, and SHD.
