Take two for Salford demolitions 

Imco Holdings has resubmitted proposals to bulldoze the McDonald’s, KFC, and Grosvenor Casino at Riverside Retail Park in Ordsall to make way for a residential scheme, having responded to the city council’s demand for more detail on the plans. 

The landowner first requested permission to knock down the trio of buildings in July but was rebuffed a month later by Salford City Council.  

The authority said the proposals were “not sufficiently robust” and asked Imco to provide more information on how the environmental risks to the River Irwell associated with the demolition of the casino will be managed. 

Now, Imco has resubmitted its plans with additional mitigation detail, which includes erecting a fence between the casino and the Irwell to “eliminate any dusts from entering the river”. 

Documents lodged with the application state that demolition of the three buildings could begin next May, paving the way for the redevelopment of the site, which is located in an emerging residential district. 

Situated close to sites earmarked for more than 5,000 homes – Henley’s Regent Retail Park and Renaker’s Trinity Islands – Riverside Retail Park has previously been the subject of a masterplan featuring plans for four blocks between nine and 25 storeys where the casino and two fast food restaurants currently stand. 

Forshaw is also developing the 160-apartment Pavillion Wharf on an adjacent plot.   

Cassidy + Ashton is advising Imco on the demolition proposals.

Although I welcome more homes being built in the sprawling city centre. It does feel like this proposed development and that of the retail park across the road is ripping vital amenities away from those very tenants that will live in this residential area. It feels like the space will be awful for those without car access, ultimately leading to more congestion from those that do.

Are any of these proposed dwellings going to be for social housing?. Of all the new builds that have been completed or near completion I don’t think any are going to be social housing, they are either for students or private rental. It’s about time that the likes of Salix, irwell Valley, Salford City Council and others put their hands in their pockets and provide housing. They also need to take back responsibility for vetting tenants prior to giving out the properties they do have and stop using Salford home search who give out properties to people who don’t fit the criteria like putting single people into two and three bed properties instead of families.

@Anonymous – There’s nothing stopping there being a McDonalds, KFC or any of the other shops from having a retail unit in the base of any building that’s built along here, provided they include them!

This seems like a perfect spot for more high density living. It’s close to the city centre, with a big supermarket nearby, has other high density around. Only thing really is that it’s clear we need some extension to our rail transport, whether being Metrolink or trains to pass through here

Salford City Council were happy for buildings to be built in the first place…..wasn’t there dust then? SCC seem to have a bunch of ‘lunatics’ in their planning department if that was their major concern about knocking down and rebuilding.
