TAG plans 280 Preston city centre apartments
Three blocks rising to 19 storeys are proposed on the corner of Church Street and Manchester Road, part of the Stoneygate regeneration zone.
The Averill Group, headed up by Luke Averill, has submitted an application for 280 one- and two-bedroom apartments on the site, located at the heart of Preston city centre.
The tallest element of the scheme has been set back from Church Street to preserve views of nearby Preston Minster.
The majority of the existing commercial buildings on the site will be demolished to pave the way for the scheme but, 131 Church Street will be retained.
TAG does not propose to include any affordable homes within the development, claiming the scheme is of too high quality to support the delivery of discount homes.
A planning statement by Scalia Planning accompanying the application states that it “could be possible to secure [affordable housing] contributions through planning obligation if the scheme were not designed to such a high standard, if the public realm works were not designed to such a high specification, or if there was less detail given to the materiality of the elevations”.
Averill said: “We believe our project will contribute significantly to the long-term success of Preston, which is outlined in the transformational 15-year vision ‘Preston’s City Investment Plan (2020 – 2035)’.
“I would like to thank the professional team that have got us to this stage and also say that we are actively seeking joint venture partners for this exciting scheme.”

Oh it would be people from Manchester responsible for these apartments being built wouldn’t it. I Lived in Sydney and loads of people from Liverpool there so am assuming they helped build the opera house too .

Affordable housing should be a must from any development. Staying the residences will be off too high quality is a cop out. Also, the aesthetic quality of new buildings having been allowed recently is awful. Red brick is the predominant note in Preston why are they using such hideous beige brick.
Also, this development will probably fall fowl of the buy to rent investors ensuring no homes for local people because they will be priced out.
Surely it would be better for Community Gateway or Places for people to be investigating in these sites.
