Story Homes rethinks Appleby plans

Revised proposals for 117 homes off Cross Croft have been lodged by the Cumbrian housebuilder, with the proportion of bungalows increased and affordable housing introduced.

Story has now filed its amended proposals with Westmorland and Furness Council for the site, which is allocated for housing in the adopted Eden district local plan.

Originally, the scheme proposed for 12.5 acres of agricultural land was put forward in November 2023. At that point, it included 58 four-bedroom houses, and just two two-bed bungalows as part of the remaining 59 homes, 39 of those being inked in as three-bed semis.

The updated plans maintain the same total number of homes, but include increased bungalow provision, to four two-beds, and 35 affordable homes – none had been included originally due to viability.

Other tweaks to have been made to the project include layout changes to better fit in with neighbouring Cross Croft homes.

Phil Fell, senior land manager for Cumbria and Scotland at Story Homes, said: “Following further technical work and engagement with planning officers and key stakeholders, we have updated our plans for our proposed Appleby development to better reflect local priorities.

“This revised scheme maintains 117 homes but now includes more bungalows and 35 affordable homes – an important uplift from our original submission, ensuring greater accessibility and choice for the community.

“We’ve also improved pedestrian connectivity through and around the site, making it easier for people to move safely and conveniently while enjoying the local environment. Sustainability has been a key consideration in the updates, with EV charging points and solar panels integrated into the design.”

Story Homes said it looks forward to working closely with Westmorland and Furness Council as the application progresses.
