Stockport’s Seaton House snapped up by 21 Living
One Heritage Group has sold the building for £600,000, with the buyer confirmed to be an Altrincham-based property developer.
Contracts have also been exchanged with 21 Living on land to the rear of Seaton House, currently used as a car park, for £400,000.
21 Living is an Altrincham-based property developer that partners with investors across Greater Manchester and Cheshire, according to the developer’s website.
Previous 21 Living developments include 137 The Rock in Bury, a former pub converted into apartments, Northenden Road in Sale, which comprises boutique apartments and coworking space, and The Causeway apartments in Altrincham.
The completion of this sale is subject to 21 Living obtaining planning consent for their proposals. The contract includes a nine-month long stop period with the seller able to extend by three months, and 21 Living is obliged to submit their planning application within three months of the exchange of contracts.
Seaton House was originally a 19th century printworks that had more recently been used as offices.
One Heritage Group bought Seaton House more than two years ago with plans to convert the office block into 30 apartments under permitted development rights.
The developer appointed Day Architectural to draw up plans for the project.
Should the conditional car park land sale also be completed, total gross proceeds would be £1m, which the company would see a loss on after selling costs of £139,000, according to the statement issued by One Heritage to the London Stock Exchange.
Proceeds from these sales will be reinvested into One Heritage Group’s pipeline of residential development projects in the North.
