Stockport to consider 112 homes on unused grammar school pitches

Applicants Stockport Grammar School and Story Homes have submitted their plans to develop a 9.4-acre site off Dialstone Lane.

The site comprises a 7.8-acre former playing field privately owned by Stockport Grammar in addition to 188 Dialstone Lane and its curtilage spanning the remaining 1.6 acres, also within the school’s ownership.

No authorised use of the former playing field land for sports has taken place within the last seven years, and it does not form part of the main school site. Stockprot Grammar has therefore opted to sell the site for development, saying that the proceeds of the sale “will significantly increase the school’s bursary program, thereby expanding educational opportunities for local children”.

Story’s development comprises six two-bed, 11 three-bed, and 39 four-bed homes, equating to 56 for market sale. Twelve one-bed and two two-bed units would be available for social rent. For affordable home ownership, 12 two- and 12 three-bed homes and 18 two-bed flats would be on offer.

Properties would be provided ranging between two and three storeys. 195 car parking spaces, 68 cycle spaces would be provided. A children’s play area and a pocket park to the development’s west would also be built.

The scheme’s architect is APD Urban Design Group. Asteer Planning is the planning consultant.

The project team includes Redmore Environmental, Betts Hydro, Award Energy, E3P, Curtins, Orion Heritage, and Trevor Bridge Associates.

why are the pitches unused? There’s a shortage as it is

Should be getting more on here, if we’re going to accept loss of the former playing fields. And a layout that doesn’t look like it’s come from the early 1990s would be good as well.

If your going to release these pitches for development in an urban environment, a density of less than 12 per acre doesn’t sound optimised. The pressure is on Stockport to deliver more homes, I think they should be looking at this further. Also, are they giving any contribution to the loss of the pitches for local sports facilities/youth clubs etc.

No density requirement it seems, compared to if they were part of Places for Everyone!
