St Helens gives go-ahead to 300,000 sq ft Haydock industrial

Canmoor Developments can now progress with its plans to deliver four warehouses off Haydock Lane, four years after the proposals were refused by the local council.

St Helens Council approved the developer’s plans for its industrial scheme at a planning meeting on Tuesday. This decision was made in line with officer recommendations.

Designed by Michael Sparks Associates, the scheme will see the redevelopment of a 19-acre plot next to Haydock Industrial Estate to create around 290,625 sq ft of flexible floorspace across four units.

The largest unit will be 156,800 sq ft and the smallest will span 20,600 sq ft. The remaining two sheds will provide 67,800 sq ft and 44,400 sq ft of space.

Each warehouse will feature first-floor office accommodation, while visitors will also have access to a total of 263 car parking spaces.

The 300,000 sq ft industrial scheme was rejected by St Helens Council in 2019 due to concerns it would harm the Green Belt.

However, the site – three miles north of St Helens town centre – was released from the Green Belt under the local authority’s recently adopted local plan, theoretically paving the way for its redevelopment.

Canmoor resubmitted its proposals for the site last November.

The project team includes TIER Consulting, Stephenson Halliday, RPS, ESC, Applied Ecology, Kairus, DTA, Sharps Redmore, and Holophane.

I grew up in Haydock lane. Our homes were demolished and we were removed.The farms and fields turned into concrete monstrositis. A whole community destroyed. No apology or compensation. It is criminal what St Helens council have done.As long as it’s not on their own doorstep 😡

Just what we need more warehousing to stand empty along with the other warehouse units that are ??? Oh empty

4 units that will no doubt end up empty alongside the others. Take a ride along Haydock lane. It’s a lorry park with dangerous parking along the bend opposite the Canmoor entrance. The councillors say this isn’t a problem. Yet don’t provide or enforce parking for such developments. Haydock is over run with traffic. No surprise constituents don’t vote Labour anymore.
