Spruce up planned for Manchester’s Spring Gardens

The building’s owners, Melcotton, want to modernise the 1980s office to improve the appearance of the main entrance and its thermal performance.

Euan Kellie Property Solutions has been appointed as the planning agent for the application, which has been submitted to Manchester City Council for approval.

PRP Architects is the revamps’ designer with OBI as the project manager.

The 56,000 sq ft 55 Spring Gardens comprises 10 floors and a basement level car park. The ground floor hosts a food and beverage offer, and the eight floors above are all office space.

Plans seek to put curtain walling on the building’s south elevation facing Spring Gardens and will project outward from the first to the seventh floor to align flush with the existing concrete façade.

In doing so, a seventh-floor terrace would be created and the amount of natural light entering the office block would be significantly improved, according to the plans.

Finally, on the ninth floor, the mechanical plant will be rearranged to free up space to enable the relocation of air conditioning units, and as a result, part of the ninth-floor terrace could be returned to active use.

The upgrades will only marginally increase the floorspace for occupants.

Very underwhelming revamp. The whole exterior is crying out for a change, especially since this is one of the worst buildings in the area.
