Smith & Sons announces July catalogue
Residential properties make up 20 of the 25 lots on offer at the next Smith & Sons auction, due to be held at the Village Hotel in Bromborough on 9 July.
Houses in Leasowe Road in Brereton, Frodsham Street in Chester, Woodville Road in Wigan,and Kenilworth Road in Liverpool all offer refurbishment opportunities and options for investment or onward sale.
A three-bedroom cottage with a guide price of £125,000 to £135,000 in Port Sunlight Village overlooking open space to the front is an goodinvestment opportunity or suitable for a young couple looking to start on the housing ladder.
The preparation for the July auction builds on the success of the April sale which Smith & Sons said saw one of the busiest rooms for many years.
Chris Johnson, auctioneer at Smith & Sons said: "Commercial premises within mixed residential or commercial areas are proving to be extremely popular. Investors are able to either convert to residential or lease the ground floor area on a commercial letting with the added benefit of one, two or even three separate flats above. The yield for these properties tends to be particular high and those visiting our auctions are becoming far more tuned in to these opportunities."
There are three residential development schemes in Martins Lane in Wallasey, Norman Street in Birkenhead and New Ferry Road in New Ferry. Norman Street has planning permission for conversion of a launderette into two ground floor flats. Martins Lane would lend itself to two flats or one dwelling and New Ferry Road also provides potential for a residential conversion.
