Sensory room specialist plumps for new-build Cheshire HQ

Sandbach-based Rhino UK has decided to build a 16,000 sq ft office and warehouse from scratch having tried and failed to find any suitable existing stock close to its current base.

The company, which designs and manufacturers sensory rooms for schools, hospitals, and football stadia, will relocate from Sandbach to Cheshire Green Industrial Park off the A51 near Nantwich, where it has acquired a plot of land from Haughton Estate.

Rhino’s commercial director Austen Wells, explained the rationale behind the deal, which was brokered by Fisher German.

“With many of our staff being based in Cheshire, we wanted to move to somewhere close to Sandbach, but we struggled to find anything suitable on the commercial market.

“Once we had decided that building our own premises was the best solution, Cheshire Green looked like a great option for us due to its location and excellent connections to the road network.”

He added: “The site’s flexibility meant we could combine our workshop, warehousing, and office facilities into one building, which will not only streamline our work but also give us room to grow our team further.

Subject to planning approval, Wells is hopeful the new headquarters could complete within nine months, paving the way for the firm’s next phase of growth, which is, in part, sparked by a rise in the number of children being diagnosed as having special educational needs.

He said: “Once we’re moved in, we’re confident that we can not only expand our customer base within the UK and grow our team by 10 in the next two years, but break into new markets in Europe and the rest of the world.”

Rhino will join Firestopping solutions manufacturer Quelfire and Gus Logistics at Cheshire Green, which signed for a combined 87,000 sq ft  at phase one last year.

Fisher German is marketing the phase two plots, which offer sites between two and 22 acres for units ranging from 10,000 and 400,000 sq ft.

Rupert Collis, partner at Fisher German, said: “Cheshire Green continues to be a highly desirable site in the North West, and presents brilliant opportunities for companies like Rhino Sensory UK to build exactly what they want rather than trying to find an existing building on the commercial market.

“Its excellent links to the M6 and A51 makes it very attractive to companies who need to distribute around the country, and the flexibility of what can be built has already seen companies from medical manufacturers to cleaning product distributors take space.”
