Santander looks to sell old Manchester office

Sovereign House, a 33,900 sq ft workspace off Deansgate, has been put on the market.

Santander has enlisted Colliers to find a buyer for the three-floor property, which has 16 car parking spaces. A guide price has not been publicised.

Sovereign House, with its location at 298 Deansgate, provides easy access to the Deansgate railway and tram stations.

Jonathan Cook, director within Collier’s national offices team, said: “Sovereign House offers a unique opportunity for investors and owner occupiers seeking prime sites in the heart of Manchester.

“We look forward to engaging with prospective purchasers and exploring how this prime asset can meet their requirements.”

The sale has been on the cards since the Spanish bank announced its move to Barings Real Estate’s Landmark building off St Peter’s Square in January. The move saw Santander reduce its space to 14,000 sq ft in Manchester.

Good news for Deansgate. This block has no active frontage at ground, hopefully get some retail/F&B along here however it is developed above

Great large plot for at least two tall office buildings. Santander can then take some more space when they fail to enforce working from Milton Keynes and struggle to recruit and retain staff in that awful location.

It might be a struggle for tall buildings to be granted planning permission on this site due to the park at the rear and the houses/ flats around that space .

Inappropriate location for towers. Even Hardman towers are set back. This is for active frontages that share the vernacular across the street

Let’s hope that it isn’t left empty, like that site near Deansgate station. That gap looks ridiculous in the booming area.

This site deserves to be redeveloped – Retain the historic mid-section, replicate for the remaining street frontage to compliment Great Northern across the road and then set back at roof level to provide a modest space (10-15 storeys tops) that will compliment the future blocks for the Odeon site without being too oppressive at street level.
