Salford gives green light to 1,200 homes
In Salford, Thursday’s planning committee agenda was dominated by a series of applications for large residential developments, with the approved schemes delivering 1,200 flats and houses.
Trinity Way
A site bounded by Trinity Way and Chapel Street is to be developed to create 375 apartments for the private rented sector, alongside 9,000 sq ft of commercial and retail space.
The approved proposal designed by OMI Architects for ECP Holdings and UK Land & Property will create two groups of buildings either side of a new public square. The development will open up a pedestrian route which will link Chapel Street to the New Bailey area, Spinningfields and Manchester city centre.
The development consists of four blocks which vary in height from 11 to 20 storeys. These sit on top of two-storey podiums which provide commercial and retail space at ground level while also creating raised courtyard gardens for the residents.
It is expected that construction will commence in August 2016, with an estimated completion date of August 2018.
Ordsall Lane and South Hall Street
Submitted by HOW Planning on behalf of MMGG Properties, the approved development will be a combination of residential and employment uses.
The site will be divided into two parcels, allowing MMGG to build 142 new residential units on the land fronting onto Ordsall Lane, and retaining the land at the rear of the site for the existing employment uses.
The brownfield site is part of the Ordsall Lane Riverside Corridor, an area which has been identified for regeneration to create a mixed-use area comprising residential, commercial and leisure uses.
Oldfield Road and Liverpool Street
The latest application by Knight Knox in Salford was signed-off by the planning committee, allowing for 93 apartments to be built on a corner site.
Designed by Coda Studios, the project is the practice’s third scheme in Salford that has been approved in the last four months, bringing its total to 264 homes.
Charlestown Riverside
Keepmoat’s appointment by Salford City Council to deliver a £56m masterplan was confirmed when the committee gave outline consent to 430 homes, and detailed approved to 260.
Keepmoat will provide a range of two, three and four bedroom homes. The development near to the River Irwell, which covers 18 acres, is expected to progress over an eight-year period.
Work is due to start on site in June 2016.
Poet’s Estate
Salix Homes was granted planning permission for 161 homes at Beechfarm Estate, also known as Poet’s Estate.
The proposals will see 146 properties demolished and then replaced.
The affected homes on the estate are located on Blantyre Street, Shakespeare Road, Stevenson Road, Tennyson Road, Kingsley Road and Wordsworth Road.
The homes will be a mix of two-, three- and four-bedroom homes, 120 of which will be available for rent from Salix Homes, replacing the 119 rental properties being demolished, while 41 will be for sale.
