Russell pitches Rochdale shed spanning 350,000 sq ft

Rochdale Council will decide whether to give full consent for a distribution warehouse on a 22-acre greenfield site south of Heywood Business Park.

Applicant Russell Homes has employed AEW Architects to design the shed to provide 319,000 sq ft of warehouse space alongside 30,700 sq ft of office space.

Detailed plans have now been lodged. Outline consent for the scheme, which forms part of the wider HPARK development, was granted in 2023.

Dedicated lorry parking, 56 dock levellers, and eight level access delivery points round off the scheme, found at plot 3 of the 120-acre employment complex.

The site is bounded by Pilsworth Road, providing access to the Port of Liverpool and both Liverpool and Manchester’s airports.

Overall, Russells has outline or full consent to deliver almost 2m sq ft of industrial space in Heywood.

The project team includes DAC Landscape Architecture, WSP, Focus Transport Planning, and David Lancaster Security Solutions.
