Rochdale’s industrial landscape gets 200,000 sq ft boost

Glencar Construction has completed work on two speculative sheds at Kingsway Business Park, a scheme that was delivered in partnership between Wilson Bowden Developments and funder Cabot Properties.

Both warehouses were designed by DLA Architecture. The larger of the two is 116,500 q ft, while the smaller is 87,000 sq ft. They boast yard depths of up to 63 metres and have up to 1.1MVA of power available. The two sheds are also BREEAM Very Good and have an EPC rating of A.

Combined, they offer 14,050 sq ft for offices as well.

Plans for the sheds were approved in February last year, with Cabot coming on board at the start of this year as a forward funder.

Glencar spent 47 weeks building the two sheds. Pete Goodman, Glencar’s managing director for the Midlands and North, said: “I would like to extend my sincere thanks to the full project and professional team assembled on this project who have done an excellent job and delivered an outstanding outcome.

Henry Henson, commercial development manager at Wilson Bowden, praised Glencar’s work on the project, which he described as “an exceptional job”.

He also used the shed completions as a sign of Kingsway’s future.

“The ongoing development rollout emphasizes the site’s unmatched location on the M62 and the robust occupier market,” he said.

Wilson Bowden is one part of a wider joint venture that is dedicated to turning Kingsway Business Park into a prime industrial destination and economic driver for the area. Other members of the Kingsway Partnership include Rochdale Development Agency, Rochdale Council, and Homes England.

The park is already home to Asda, JD Sports, Amazon, and Danish Crown. Plans were approved in October for a  42,700 sq ft sustainable materials and manufacturing centre at the estate.
