Revised proposals lodged for run-down Trafford Park Hotel
A grade two-listed building on Third Avenue could be converted into apartments almost two years after an application to bring it back into use as a hotel was withdrawn.
Trafford Park Hotel’s new owner Food & Tipple has submitted fresh plans to redevelop the site into 35 one- and two-bedroom apartments.
The scheme, designed by DV Architects, involves refurbishing the 21,000 sq ft hotel to create 15 apartments and building a separate five-storey, 20,000 sq ft extension featuring an additional 20 flats.
Coda Planning advised Food & Tipple on its proposals.
In 2020, Ashley Hotels applied to refurbish the Third Avenue building into a 24-room hotel and add a 97-suite extension.
However, these plans were withdrawn amid concerns over viability due to the extent of structural work required to bring the building back into use.
Ashley Hotels, which had acquired the site for £900,000 in 2017, then put the asset up for sale.
The building, constructed in 1902 and located on the corner of Village Way and Third Avenue, previously operated as a pub under landlord Enterprise Inns, before closing in 2009.
Well, apartments are better than dereliction. But, often when old buildings get converted into flats, they are horribly designed flats because the spaces are just not made for the conversion. It’s sad in a way, but better than it falling apart
