Redrow progresses stalled Grappenhall scheme

Having acquired the site from Homes England in April, the housebuilder has revealed it wants to build 250 homes there – 22 more than originally planned.

Redrow Homes has submitted early-stage plans for the 30-acre Grappenhall scheme to Warrington Council and plans to lodge a full planning application in due course.

Homes England selected Redrow as the preferred bidder for the site in April, almost two years after modular firm House by Urban Splash went bust.

House had secured permission for 228 pre-fabricated homes in 2021 but went under the following year due to “operational issues” relating to its modular factory in Alfreton.

Subject to planning approval, Redrow hopes to be on site next year with full completion expected by 2030.

A statement by NJL Consulting accompanying the application states that the development “can be brought forwardly quickly following approval of the planning permission as there is no major infrastructure required to facilitate the proposals”.

The Grappenhall project is part of a 49-acre scheme that secured outline permission for up to 400 houses in January 2018.

Planning permission was awarded for the first two phases of the masterplan in March 2020. Rowland Homes is in the process of delivering those initial phases.
