Quartet of Birchwood sheds tipped for consent
Four industrial units totalling 175,000 sq ft at the Warrington business park are in line for approval next week, with an occupier already lined up for 75% of the space.
The largest of the four units spans 100,000 sq ft and would be constructed on a five-acre site on the northern edge of the 123-acre Birchwood Park off Daten Avenue.
WarringtonFire, a fire safety consultancy currently based on Holmesfield Road in Howley, is to occupy the unit as well as another 30,000 sq ft shed nearby.
The smaller WarringtonFire unit forms part of a separate application for three sheds on a four-acre site of Kelvin Road.
WarringtonFire’s relocation to 130,000 sq of accommodation at Birchwood Park could create an additional 40 jobs for the company.
In addition, it is suggested the move could provide “significant benefits in terms of the likely improvements to living conditions near to the existing site in Howley”, according to a council report.
The other two units both span 22,000 sq ft and will be built speculatively.
Aew Architects designed both projects.
Warrington Council is the applicant behind both proposals. The authority acquired Birchwood Park from Oaktree Capital Management and Patrizia for around £200m in 2017.
