PV panels maker lined up at 3MG building
Halton Council has been asked to approve a change of use for a 195,000 sq ft unit, empty since its development, at Viking Park within the Mersey Multi-Modal Gateway.
Documents have been filed with the local authority seeking a change of use from B8 general storage and distribution, to B2 general industrial.
The applicant is EELVF IV UK C3 Ltd, a vehicle linked to the holding investment group EQT. As set out in a planning statement from adviser Rok Planning, Plot A2 on Mathieson Road is in need of a new direction.
The site is bound by Mathieson Road and a renewable energy and recycling plant to the north, a Warburtons distribution centre to the east, a renewable energy facility to the south and vacant land to the west.
It is around 1.5km from Widnes town centre, sitting close to the Mersey Gateway bridge and the motorway network, with access to the M56, M57, and M62. The building was completed in 2023, Place understands.
Redevelopment will, said Rok, improve the functionality of the currently vacant and underused industrial building, ensuring delivery of high-quality employment space within a sustainable and accessible location. The site is allocated for employment. Rok said that the scheme should lead to an uplift in 300+ jobs.
RGP Architects and Cameron Rose are also advising. Documents relating to the application can be viewed on Halton’s planning portal, reference 26/00070/COU.
