Primesite updates Strand Plaza design

Primesite Developments is refreshing its designs for the residential conversion of the former Mersey House office on the Strand in central Liverpool.

A permitted development rights approval is expected later this month and will be followed by a planning application for around 30 more apartments in two additional floors, the ninth and tenth, at the prominent site to the rear of Pier Head, next to the earlier Beetham Plaza office-to-resi conversion completed in the early 2000s.

Primesite Developments exchanged contracts to buy the site from Jupiter Developments last year and completed the purchase in January 2017.

A soft strip out of the internal areas has taken place and asbestos removal is due to finish this month.

The PDR application is for 109 units and the total will be between 130 and 140 pending a decision on the planning application.

Bobbie Johnson of Primesite said the new design enhances the project both internally and externally with penthouses to rival any in the city and reconfigured layouts including entry level units.

The finished development will comprise studio, one and two-bedroom apartments.

The designs released a year ago are being updated and there are due to be fresh images published soon.

The project team is Brock Carmichael Architects, Box Clever Consulting on project management,

Impel Construction as contractor, Muir Associates structural engineer, KGA Partnership mechanical and electrical engineer, and Myo Interiors.

Completion is expected in March 2018.
