Prime pre-lets 50,000 sq ft in Blackburn 

Spiroflow has signed a 15-year lease on one of two units being developed on the former Darwen Paper Mill site. 

Located off Lower Eccleshall Road in Blackburn, Spiroflow’s new 51,000 sq ft facility is due to complete in six months. 

Spiroflow specialises in the manufacture of industrial systems for processing and handling powders and bulk solids. 

The US firm is to relocate its UK operations from Lincoln Way in Clitheroe to the complex that Prime Group is managing on behalf of Acornfield. 

Plans for the 100,000 sq ft industrial scheme, which features a second 55,000 sq ft unit, were given the green light 12 months ago. 

Imran Younus, commercial director at the Prime Group said: “This pre-let highlights the resilience of the industrial sector in the North West and we have good reason to be confident in securing a tenant for our other new build unit shortly.” 

B8 Real Estate and BC Real Estate acted for the landlord, with Trevor Dawson advising the tenant. 

Kuits Solicitors acted for the landlord on the lease transaction and Farleys for the tenant. 

Will Kenyon, part of the industrial agency team at B8 Real Estate, said: “Given the shortage of quality industrial space in the Blackburn area, Prime Point is attracting a lot of interest from local occupiers. 

“Not only has the first unit been snapped up well in advance of completion, but we have also received enquiries about the second and are speaking to a number of interested parties. Prime Point demonstrates the demand for additional supply in the region.”
