Prime Group bags consent for 220,000 sq ft of Lancs industrial
Planning permission has been granted for the second phase of Prime Point Blackburn, featuring two large-scale manufacturing or logistics units.
The development will be built by Prime Group, with JLL, B8RE and BC Real Estate advising as joint agents.
Now approved by Blackburn with Darwen Council, this phase of development will see units measuring 98,436 sq ft and 120,825 sq ft delivered by Prime.
The firm intends to develop speculatively but said it is initially discussing build to suit opportunities with occupiers. The scheme is designed to achieve EPC A and BREEAM Very Good ratings.
Located next to Junction 4 of the M65, Prime Point benefits from connectivity to the M6 and M61 motorways. Site infrastructure upgrades including new road junction works are scheduled to start this summer to enable the site for development.
Phase one of Prime Point Blackburn comprised two mid-box units of which the 53,808 sq ft Unit B was pre-let to Spiroflow. The 55,412 sq ft Unit A is immediately available.

The agency team added: “The green light for Prime Point’s second phase highlights the continued demand for well-located, Grade A industrial & logistics premises in the North West.
“Given the conversations that we are having with occupiers and the Grade A specification and excellent transport links, we expect this scheme to be well received by the market.”
The 17-acre Prime site sits off Hollins Road and Hollins Grove Street, Darwen, and as set out in a planning officer report, is allocated as an employment growth site.
The officer added: “The proposal would deliver two modern industrial buildings, bringing a long standing vacant previously developed site back into active use, and providing associated economic, social and environmental benefits.
“The size, scale and appearance of the buildings would be appropriate to the character of the area, and would be appropriately sited.”
