Preston signs off on 300 homes

Community Gateway Association’s 230-home project off Tabley Lane has been approved, along with a Wainhomes scheme at Garstang Road.

Social landlord CGA engaged Levitt Bernstein to design its Tabley Lane project, which secured outline consent in 2018.

The scheme, across two parcels of land, forms part of the wider North West Preston masterplan, where much of the city’s major housing developments are advancing.

Seddon is lined up as main contractor, with the professional team also including project manager Civic Projects, civil and structural engineer Betts Associates, transport consultant Eddisons and PWA Planning.

There will be 175 houses and two apartment buildings. The homes will range from one-bedroom apartments to four-bedroom family homes, more than half of which will be for affordable rent or shared ownership.

The planning officers’ report states that the affordable homes will be distributed across the site and will be “tenure-blind”.

Waingomes also secured reserved matters approval for its 55-home proposal south of Cardwell’s Farm off the A6 Garstang Road.

Advised by Emery Planning, Wainhomes wants to build 35 detached homes, eight semi-detached homes and 12 apartments in two two-storey buildings.

Two further developments also won consent. The first was an application from Progress Housing Association, proposes the demolition of St David’s church on Eldon Street, to be replaced by a supported housing scheme comprising 14 independent living apartments. Studio John Bridge is advising the developer.

Finally, a project put forward by Red Apple Design for Fulwood Ltd, saw approval secured for a two- and three-storey 60-bed special care facility on a cleared site on Lightfoot Green Lane.

Neighbouring a residential care home, the Fulwood Amateurs football ground and Preston Grasshoppers rugby ground, the site was previously cleared for a 74-bed care home in 2017.
