Poynton housing site sold by Ainscough

Bloor Homes has bought a former green belt site in Poynton with outline planning consent for 120 homes from fellow developer Ainscough Strategic Land.

The site off Chester Road, which has been identified for residential development under Cheshire East’s Local Plan, formerly fell under the green belt.

Its previous developer secured outline consent from the council for 120 homes in November last year, including 36 affordable houses, although the project attracted a number of objections from local parties who argued the site should not be developed before the Poynton Relief Road.

Bloor has now bought the site from Ainscough for an undisclosed sum and has moved forward with a reserved matters application for 129 houses. This will feature homes ranging between one and five beds in size along with 39 affordable houses and around two acres of open space.

Subject to planning consent, the housebuilder is aiming to start on site in spring or summer next year. The Section 106 agreement for the site features combined contributions of more than £1.6m.

Rhys Nicholson, regional managing director of Bloor Homes North West, said: “This site represents an opportunity to provide much-needed high quality new homes in Poynton and is a fantastic addition to our growing portfolio of design led developments in highly regarded North West Locations.

“Poynton is a great town and its potential for growth has been recognised by Cheshire East Council in its local Plan.

“The site is close to Poynton’s town Centre, with its variety of restaurants, shops, schools and good transport links. We are confident this new development will attract a high level of demand from buyers.

“We have worked hard to ensure that the development will meet the needs of a range of buyers, with a mix of apartments, two, three, four and five-bedroom homes appealing to everyone from first-time buyers to growing families.”
