Potter Space acquires Knowsley sheds for £6m

Leased to Clarke Energy and generating £443,500 of rent annually, the four units at Senator Point total 67,000 sq ft.

Industrial investor Potter Space has acquired the units from a private vendor for £6m, reflecting a net initial yield of around 6%.

Clarke Energy occupies the four units at Knowsley Industrial Park on four separate leases expiring 2031, 2033, 2035, and 2036. The firm first moved there 20 years ago.

Potter Space’s Knowsley purchase forms part of its drive to acquire units within the sub-100,000 sq ft bracket.

Research by Potter Space, in partnership with Savills, shows that 95% of industrial units are below 100,000 sq ft yet national demand has been suppressed by 35% over the past decade due to a lack of available space.
