Plans in for 50 Manchester homes

A block of 41 flats accompanied by nine terraced houses is proposed for the former Band Stand pub site off Wall Way in Gorton, under an application submitted by R S 786.

Cheadle-based R S 786 is headed up by Abid Naveed and specialises in buying and selling its own real estate, according to Companies House.

The company has worked with planner Peacock + Smith and architect Atelier MB on the application, which would breathe new life into a 1.6-acre brownfield site that has been vacant since a fire destroyed the pub in 2018.

Of the 50 homes proposed, there would be 13 one-bedroom flats, 28 two-bedroom ones, eight three-bedroom terraces, and one five-bedroom end-of-terrace house.

Access to the scheme would be from Wall Way, with 29 dedicated car parking spaces provided for those living in the apartments. This includes three designated disabled bays and a series of electric vehicle charging points.

All of the flats would have either an external balcony or a private garden. The terraced houses would have private gardens as well, in addition to off-street parking.

Solar panels are proposed for the roofs of the apartment building and houses, with the residences themselves boasting heat recovery systems and air source heat pumps.

The residential complex would overlook Lower Gorton Reservoir. Its view fed into the designs, according to Atelier MB design director Heloise Wood.

“The site at the former Band Stand pub has provided us with the opportunity to design modern waterside homes which respect and draw from Gorton’s industrial heritage,” she said.

“As with the designs for all our projects, whether they are new build or retrofit, we have taken steps to reduce the impact on the environment without comprising design quality.”

In addition to Atelier MB and Peacock + Smith, the project team includes transport consultant Axis PDL, risk assessor LK Group, energy consultant Parker Wilson Consulting, Murray Tree Consultants, and Tyrer Ecological Consultants.

Looks like a really well considered proposal and a pioneer for the area. Always felt that the Gorton Reservoirs deserved a bit more attention.
