Plans in for 440 Hyde homes
Sintra Property Developments wants to redevelop 60 acres between Gee Cross and Woodley that was released from Tameside’s Green Belt as part of the Places for Everyone spatial strategy.
The landowner has lodged outline plans for 440 homes and is seeking full consent for the demolition of the Pear Tree Farm building and the conversion of the Apethorn Farmhouse building complex into four homes.
The housing type and tenure mix has not yet been determined but the applicant is requesting a condition seeking 15% affordable provision. This would be in line with Godley Green Garden Village, another large residential scheme elsewhere in the borough.
Applicant Sintra counts Novo Blumantle’s Mark Caldwell among its directors. AshtonHale is advising on planning and Planit is leading on design.

The Godley Green site is significantly larger and has more infrastructure requirements. I’m surprised the affordable provision is low at 15% on this one.
