Plans in for 370 Barrow homes

Holker Group’s £86.6m neighbourhood is being put together with the 7,500 jobs set to be created at BAE’s Barrow Shipyard over the next 15 years in mind.

The Cavendish family-owned company has submitted an outline application for up to 370 homes on five parcels of land off Rakesmoor Lane totalling 46.7 acres. The site is allocated for residential in the Barrow local plan, although the number of residences in the local plan was 107.

Exact details regarding housing mix and tenure would come from a future reserved matters application. However, initial concepts include a mix of two- to five-bedroom homes with at least 37 designated as affordable.

Access to the development would be from two priority junctions off Rakesmoor Lane, which would also have part of its current route diverted into the development and widened.

There would be 17 acres of open space, including an orchard trail, green corridors, children’s play areas, footpaths, cycleways, sustainable drainage basins, and tree planting.

The estimated construction cost of the project, over its estimated 6.5-year build programme, is £86.6m, according to planning documents by Pegasus Group. Once complete and inhabited, the neighbourhood would generate an estimated £883,930 in annual council tax revenue.

In addition to Pegasus Group, the project team includes MPSL Planning and Design, E3P, Redmore Environmental, Bureau Veritas, SLR Consulting, and Mode Transport.
